Heating Services

Cold Mornings Are Short Here. Being Without Heat Still Feels Long.

1-Year Labor Warranty, 10-Year Parts Warranty, Financing Available

Florida winters are mild, but the cold snaps are real, and the heating side of your system sits idle for most of the year. That is exactly why it fails on the first night you need it. Expert Home Service repairs, services and installs heat pumps, furnaces and heat strips across Tampa Bay and Central Florida, with direct-employee technicians working under Florida CAC License #1821579.

Whether the heat pump is blowing cold air, the furnace will not ignite or the system has never kept up, you get a full diagnostic, a written quote before any work and a one-year labor warranty on the repair.

Veteran-Owned & Operated
Florida CAC License #1821579

Expert Home Service is a veteran-owned company founded by retired Marine Corps Lieutenant Colonel Ray L'Heureux and serving Tampa Bay and Central Florida since 1996. The same technicians who keep your air conditioner running in the heat are trained on the heating side of every system we see here, and they carry the parts that fail most often on heat pumps and heat strips.

What We Do

Heat Pump, Furnace and Heat Strip Services

Heating repair

Heat pumps blowing cold air, stuck reversing valves, failed defrost boards, burned-out heat strips, furnace ignition and limit-switch failures. Diagnosed, quoted in writing and repaired, most on the first visit.

Heat pump service

Most Florida homes heat with the same outdoor unit that cools them. We service the heating cycle, the reversing valve and the defrost controls so the switch to heat works when you need it. Heat Pump Services →

Heating tune-ups

A full heating-cycle test before the first cold morning: heat strips, controls, airflow, thermostat and safety switches. Included as the second visit in the Expert Home Protection Plan. Maintenance →

Heating installation and replacement

New heat pumps for most homes, gas or electric furnaces where they are the better fit, and dual-fuel systems for larger houses. Sized by load calculation, financing available. Furnace & Heat Pump Installation →

Warning Signs

Signs Your Heating Needs a Technician

Cold or lukewarm air in heat mode. After the defrost cycle passes, the air should be warm. If it is not, the reversing valve, the charge or the heat strips are the usual suspects.

The outdoor unit is iced over. Light frost is normal. A solid block of ice means the defrost control has failed.

A burning smell that does not clear. Dust burning off the heat strips on the first run is normal for a few minutes. A smell that lingers is not.

The system runs but the house never warms. Heat strips that have failed one at a time, an undersized system or duct leaks.

Breakers tripping in heat mode. Heat strips draw a lot of current. A tripping breaker means a strip, a sequencer or the wiring needs attention now.

Before you call, our guide on what to check when the heater is not working covers the thermostat, breaker and filter checks that fix a surprising number of no-heat calls.

Heat Pump vs Furnace

How Most Florida Homes Are Heated

In Tampa Bay and Central Florida, the same equipment that cools the house in summer heats it in winter. That is the heat pump, and it is what most homes here should have. A furnace is the right answer in a narrower set of homes.

Heat pump (most homes)

One outdoor unit that cools and heats. Efficient in a mild climate, one system to maintain, often eligible for efficiency rebates. Backed up by electric heat strips on the coldest nights.

Gas or electric furnace

Stronger, faster heat. Makes sense in homes with existing gas service and ductwork built for it, or where the owner prefers it. Paired with a separate AC.

Frequently Asked Questions

Usually one of three things: the reversing valve is stuck and the system is still in cooling mode, the outdoor unit is in a defrost cycle (normal, and it should pass in a few minutes), or the refrigerant charge is low. If it stays cold after ten minutes, call us. Our guide on what to check when the heater is not working covers the quick checks first.

Both. Most Tampa Bay and Central Florida homes heat with a heat pump, but we also repair gas and electric furnaces, air handler heat strips and dual-fuel systems. Our technicians are trained on every major residential brand.

Every heating repair is quoted after the technician inspects the system, so you approve the price before any work begins. Costs vary with the failed part and the age of the equipment. Contact us for a quote, and see our guide to what heating repairs typically involve.

If the system is past 10 to 15 years, needs a major component, or runs on a phased-out refrigerant, replacement is usually the better investment. For most Florida homes that means a new heat pump. We lay out both options in writing. See furnace and heat pump installation.

Yes, and it is the single best way to avoid a no-heat call. A heating tune-up tests the full heating cycle, the heat strips, the reversing valve and the defrost controls. Expert Home Protection Plan members get it as the second of their two yearly visits. Call (813) 632-8889 (Tampa) or (352) 429-0750 (Clermont).
