AC Installation & Replacement in Tampa Bay & Central Florida

AC Installation & Replacement

Sized Right, Installed Right, Built to Last in Florida

1-Year Labor Warranty, 10-Year Parts Warranty, Financing Available

A new air conditioner in Florida is not a purchase you want to make twice. The equipment will run most of the year, and how long it lasts has more to do with the sizing and the installation than with the brand on the label. Expert Home Service has installed and replaced systems across Tampa Bay and Central Florida since 1996, with our own crews, under Florida CAC License #1821579.

Every installation starts with a free in-home assessment and a load calculation. You get a written quote, a clear timeline, matched equipment, a one-year labor warranty and a ten-year parts warranty on the system.

Our install crews are Expert Home Service employees trained in-house by retired Marine Corps Lieutenant Colonel Ray L'Heureux. No subcontractors, no day labor. The crew that removes the old system is the crew that commissions the new one, and the company that quoted the job is the company that warranties it.

Repair or Replace

When Replacement Beats Another Repair

Most homeowners call us for a repair and find out the system is at a crossroads. These are the signs that the money is better spent on a new system than on patching the old one.

1
It is past 10 to 15 years old

Florida systems age faster than the national average because they run nearly year-round.

2
Repairs are stacking up

If you are calling every season, you are paying for a new system on the installment plan without getting one.

3
It uses phased-out refrigerant

Older refrigerants are expensive to source. A significant leak repair can cost more than it is worth.

4
Power bills keep climbing

An aging compressor draws more current to do the same work. A correctly sized high-efficiency system shows up on the bill.

Still weighing it? Read how long AC systems last in Florida and AC repair vs. replace, or ask during your assessment. If the old system is worth repairing, we will say so. See AC repair.

Choosing the Right System for a Florida Home

There is no single best air conditioner. There is the right system for your house, your ductwork and how you use the home. We install all of these and recommend based on the assessment.

Central split system. The standard for most homes: an outdoor condenser and an indoor air handler connected to existing ductwork. Available in a wide range of efficiency ratings.

Heat pump. The same outdoor unit that cools in summer runs in reverse to heat on cold mornings. The most sensible choice for Florida, and often eligible for efficiency rebates. See heat pump services.

Variable-speed and two-stage systems. Run at lower speeds most of the time, which removes more humidity and uses less power than a single-stage unit cycling on and off.

Package units. Everything in one outdoor cabinet, common on manufactured homes and some slab-built houses.

Ductless mini splits. For additions, garages, lanais and rooms the main system never reached. See mini split installation.

Quality Installation

What Every Expert Home Service Installation Includes

A modest system installed correctly will outlast and outperform a premium one installed poorly. These steps are not optional on our jobs.

01

Load calculation

Square footage, insulation, window exposure, ceiling height and duct condition determine the size. Not the size of the old unit.

02

Matched equipment

Indoor and outdoor components matched for the efficiency rating you are paying for. Mismatched equipment voids that rating.

03

Ductwork evaluation

Leaks, restrictions and undersized returns are found before install. A new system is only as good as the ducts carrying its air.

04

Electrical and drain

Disconnect, breaker, whip and condensate drain brought to code, with permits pulled where required.

05

Proper charge and airflow

Refrigerant weighed in to specification and airflow measured at the registers, not eyeballed.

06

Startup and walkthrough

Full system test, thermostat setup and a walkthrough so you know how to run and maintain the new system.

Warranty & Aftercare

Protected After the Crew Leaves

Every system we install carries a one-year labor warranty from Expert Home Service and a ten-year parts warranty on the equipment. Registration is handled for you before we leave.

The simplest way to protect that investment is regular maintenance. The Expert Home Protection Plan includes two tune-ups a year, priority scheduling and a discount on any repair, and it keeps the manufacturer warranty in good standing. Members also receive a discount on the replacement price itself.

Frequently Asked Questions

It depends on the size of the home, the efficiency rating you choose, the condition of the ductwork and whether electrical or drain work is needed. Every installation is quoted after a free in-home assessment, so the number you get is the number you pay. Schedule an assessment and we will put it in writing.

A straightforward replacement of an existing split system is usually finished in one day. Jobs that involve new ductwork, a change of system type, electrical panel work or a difficult air handler location can take longer. You get the timeline in writing with the quote.

The right size comes from a load calculation, not the label on the old unit. Square footage, insulation, window exposure, ceiling height and duct condition all factor in. An oversized system short cycles and leaves the house humid. An undersized one never shuts off. We size every system before recommending equipment.

We install the major residential brands and recommend based on the home, the budget and the efficiency target rather than a single preferred line. Every system we install is a matched indoor and outdoor pair, which is what the efficiency rating on the label actually requires.

Yes. Expert Home Service partners with Synchrony on financing for new installations, with approved credit. The application is reviewed at the time of the estimate and decisions are typically same day. Expert Home Protection Plan members also receive a discount on the replacement price.
